Franco bought an acre of land in Baja California and began inviting friends to buy adjacent lots alongside him. Organically, the community that formed turned out to be unusually high-quality โ mostly founders, movers, and dreamers.
This prompted him to expand intentionally: he kept acquiring nearby land and started building a co-living brand around this community, with plans to bring in an experienced operator to run the property itself.
He has since been approached by other large landowners around the world who want him to replicate the community-building model on their properties. This creates a potential platform play โ but the economics shift significantly since he wouldn't own those assets or capture land appreciation.
His conclusion: for the model to work at scale with external land, it must be extremely automated โ operated efficiently by a team of just 2โ3 people.
